Case Study : AIMCO

AIMCO’s apartment communities have remained committed to consistently provide quality apartment homes in a respectful environment. AFP set its sights on two critical areas: bring cost savings solutions to AIMCO, and providing a contemporary, effective and relaxing fitness experience for residents to enjoy. AFP provided the layout, design and equipment for the newly revamped fitness center, and state-of-the-art equipment from Precor and Paramount, to create a relaxing and effective workout environment for premier South Florida apartment community Sun Lake Apartments.

Project Summary

The Apartment Investment and Management Company (AIMCO) is one of the nation’s largest owners and operators of apartment communities. AIMCO strives to consistently provide quality apartment homes in a respectful environment delivered by a team of people who care. With 992 communities that include 162,807 units. Operating as a real estate investment trust, AIMCO engages in the acquisition, ownership, management and redevelopment of apartment communities in 44 states, the District of Columbia and Puerto Rico. AIMCO owns a broad range of apartment communities, including both conventional and affordable communities.

AIMCO recently remodeled one of its premier South Florida apartment communities, Sun Lake Apartments, in Sun Lake, Florida. While the property has long provided tenants with a host of amenities, including the area’s largest private recreational lake; a private pier for boating, sailing, fishing and kayaking; outdoor pools, do it yourself grooming parlor for resident’s pets, and tennis and volleyball courts; it did not offer a devoted fitness environment. Therefore, AIMCO decided a new fitness facility, “Sun Lake Fitness 360° Center,” would mark a significant upgrade and added value for Sun Lake tenants. AIMCO tasked AFP with the goal of developing a truly health club-quality environment to accommodate tenant’s day-to-day fitness and exercise needs.

Results

AFP was tasked with every aspect of the fitness center development, from planning and design, to supply and service. AIMCO sought a fitness environment that was health-club quality, and offered a relaxing environment for exercise – all of this while minimizing overall costs as much as possible.

To meet the designated design objectives within the project’s budget parameters, AFP focused on equipment that would be as versatile as possible. Getting more out of less pieces of equipment would make the project more cost-effective, and provide space and layout benefits. The industry leaders at Precor and Paramount were called upon to accomplish this. Furthermore, to capture the relaxing environment AIMCO was seeking, the layout plan capitalized on the facility’s relaxing lakefront view with cardio equipment placed strategically in front of the windows overlooking the lake. AFP outfitted the fitness center with cardio and strength training machines, as well as free weights, stability balls and other accessories. For the finishing touch, AFP focused on hygiene-friendly measures, including updated fitness flooring, equipment mats and disinfectant handy wipe dispensers.

Now featuring a fitness amenity that clearly measures up to AIMCO’s overall standards, the apartment complex will enjoy increased use of the fitness center and the tenants will no longer have to leave the comfort of their community to stay fit. Most importantly, the upgrade will go far in increasing the community’s level of overall tenant satisfaction, ultimately playing a role in support of tenant acquisition and retention.
